Tesco Hit Hackney Trouble

Tesco has been continuing with its attempt at breaking into the residential housing market in London with this design from Michael Aukett Architects for a site in the borough of Hackney.

The 13-floor development at 55 Morning Lane features a massive new Tesco store with 11,125 square metres of space, of which 7,610 square metres will be sales space.

Above it a ten floor residential element will stand containing 135 apartments with 25 being affordable (although not Tesco Value), 30 larger apartments of three bedrooms or more aimed at families, and 14 wheelchair suitable flats.

Here though this isn't the be-all end-all for the scheme - Tesco has decided to completely eliminate the car park that fills much of the site at present and help contribute to the public realm in thee area by creating a new pedestrian route through Morning Lane that will help stitch the site into the area better. They also plan on eight new retail units plus a bar, and a caf�/restaurant offering a further 965 square metres of floor space.

Unfortunately for Tesco, the planning committee in Hackney has already decided to refuse planning permission. Their last hope was that the Mayor of London could intervene and make the decision, but he has been happy to defer to the council on the matter, and thus Tesco will have to go back to the drawing board to make it more acceptable.
